- We are the company who will take care of you from start to
finish. We are the actual listing Real Estate company.

- Charge you a fee from typically $400 to $600 dollars and then
transfer you to an unknown 3rd party Real Estate company.

Major Tip!: The number
one thing to look for in a flat fee company is to make sure that the
people you are dealing with are the actual Real Estate company who
will enter your listing in the MLS. Most web operators are simply go-betweens, and many are unlicensed. We are
reputable, licensed, and the actual real estate company who will list
you in the MLS. Other companies on the web will simply take your
money and refer you to an unknown real Real Estate company. Obviously this can create
many unnecessary problems when it comes to who you should deal
with if a problem arises. We are Clark Select Properties,

- Once the paperwork for your listing is received, your
listing goes into the MLS usually the same day!

- They may wait many days until they get enough listings, before yours will finally go into the MLS system.

- Hide back-end fees which may surprise you!

- Give you the ability to talk personally to the broker whenever you
may need him and offer quick customer support via email.

- Give you the runaround. If they are not a licensed
Real Estate company, they won't know anything about your
listing.

Major Tip!: Watch out
for companies who offer free signs and lockboxes with your
listing. This is usually just a marketing ploy.
Unless they are a licensed Real Estate agency in the area, the
lockboxes will NOT be compatible with local MLS systems. For security reasons, only licensed Real Estate agencies
in your area have the MLS-authorized coding.
This means that their "free" lockboxes are useless
because the agent's keypads will not work in them. Agents depend on lockboxes for quick access, and homes without the authorized lockboxes are at a distinct disadvantage. Our lockboxes are authorized by the MLS system for the geographical location of their house.
Furthermore, the signs they offer are usually their advertising
signs, which have their phone number on them.
This is so they will get all the calls and leads, not you. Our signs do not come with our number, instead there is a place for you to put your own telephone number, so you will get all the calls.

- We pass on all internet and phone leads to you.

- They may not pass on leads to you. Other companies may
try to sell the home themselves to earn a selling commission
by not passing on leads.
